Las Casas – Single Family Homes

The “Las Casas” are sold by the developer as a package that includes land, infinity edge pool, jacuzzi, fire-pit, swim-up palapa bar, fully landscaped property, along with stainless steel GE Monogram appliances. The typical “standard” is of exceptional quality and floorplans are pre-designed per lot. However, they can be customized to meet the clients needs.  The construction process is then made easy with an in-house team that starts working with the client, from the architectural design to the customization stage that includes selecting natural stones and details throughout, all the way to the hand off of the keys. Las Villas – Luxury Condominiums

The quality of construction and architectural design in both the “Las Casas” and the “Las Villas” is very comparable. The primary difference in the “Las Villas” is that the residences are Condominium residences with all living space on one level in a building that may range from 6-9 units. The community will have a total of 3 phases of Villas when complete. Each phase will have their own common areas that are for the exclusive use of the owners in that particular phase and come complete with a large infinity edge pool, Jacuzzi, swim-up palapa bar, outdoor cooking center and firepits. The phase I has a total of 21 units, and has been fully built and sold out by the developer. Occasionally there are re-sale units available, typically offered through the in-house sales team. The phase II consists of a total of 3 buildings with a total of 24 residences. Currently the Las Olas building has been completed, with 8 of the 9 units already sold.  The Del Sol building is currently under construction, with only 3 of 6 remaining at pre-construction prices.  The phase III will be the final phase of condos and will consist of 20 residences. Architectural Design and Permits

Now that you have selected your home site with the floorplan,  the next step is working with the construction team to finalize details using an easy to navigate selection package. The Construction Director will work with you through the entire process and let you know when you need to make certain selections, such as stone for showers, counters, and carpentry finish etc.  Maybe you have some customized options in mind? The planning stage is critical to get a clear idea of the exact details and to have all plans signed off so that we can get final permits and break ground. Typically this planning and permitting stage takes anywhere from 6-8 weeks.

 

Stage 1: Foundation 

This is when we prepare the home site, set the foundation forms, install in-slab plumbing and the concrete is poured and cured.  Approximate Time Frame= Weeks 8- 13

 

Stage 2: Concrete walls / First and Second Floor

You’ll be surprised how quickly this is done.  One day there is nothing but a slab,  a few weeks later there’s a home taking shape, at least the structure of one. This is when you get your first true sense of your home’s scope and shape. During this time you will see the rough in of the Pex flexible line plumbing system as well as the electrical rough in.  Approximate Time Frame= Weeks 13- 23

 

Stage 3: Concrete Roof

This is when the structure is considered complete.  Keep in mind at this point the pool area has been formed as well. Typically this is considered the 50% point of construction and is normally finished from weeks 23-25

 

Stage 4: Yeso (smooth interior wall finish)/ AC Ducts/ Exterior Masonry and Stucco

During this stage the artisans that apply the smooth wall finish are working away, while the air conditioning specialists are installing the ducts. The masonry finish work is now starting on the exterior, such as rails and moldings as well as exterior stucco. Approximate Time Frame= Weeks 25-29

 

Stage 5: Flooring/ Stone work

At this stage the interior stone work in the showers is starting, as well as the travertine floors throughout. These artisans are hard at work making sure every stone is perfectly lined up with the next. The exterior stucco, masonry and pool area continue to move forward, while the interior electrical, A/C and plumbing work is still moving along in unison.   Approximate Time Frame= Weeks 29-33

 

Stage 6: Cabinets/ Doors/ Windows

Once the floor is complete, the carpenters will start to install cabinets as well as interior doors. The window company will be arriving to install the dual paned vinyl windows and have the home “sealed up”. At the same time the tile roof is being installed. Approximate Time Frame= Weeks 33-36

 

Stage 7: Counters, Paint, Landscape, Finish Plumbing and Electrical

Next, we install kitchen and bathroom countertops while the entire interior has been primed and painted. At this time, the finish electrical and plumbing work is also being completed.  Approximate Time Frame= Weeks 36-39

 

Stage 8: Hardware/ Appliances/ Finish Details

After the paint is dry, your appliances are installed and final hardware on cabinets is now finished; all small final details are addressed. The exterior of the home is completed and the landscape is well groomed. Approximate Time Frame= Weeks 39-41

 

Stage 9: Builder Acceptance

During this stage, the Construction Director will do a thorough walk through with his own punch list before any final walk through is done with the owner.  It is our goal to make sure that the items you have on a punch list are minimal to none. Approximate Time Frame= Weeks 41-42 

 

Stage 10: Homeowner Final Walk Through

Your personal builder will introduce you to your new home, pointing out all its unique features and systems. At the same time,  El Encanto’s support teams will greet and introduce you to the key people that are ready to assist, such as the HOA Administration and Property Management Teams.
